I've noticed there is a ton of competition and I currently have more funds than deals.

Their purpose is to accept service of process or legal notices on behalf of your business.If you're not comfortable listing your personal physical address as your business address. 

However, in my experience with evictions, the tenants usually see that they need to get out once the "Pay or Quit" notice is posted - especially if the landlord has already documented everything to the tenant such that the POQ posting is a mere formality. 

In that case please just submit 30 day notice.

I will say hello, but have noticed trying to really build relationships with neighbors can be tricky because it makes them feel more comfortable to do things you may not want,  i.e. move your trash bins.

Talking with agents we noticed a trend of people escaping the cities and even California.

After being in a place for a week or so, we started to notice small things we wish we had before or during the inspection.

2 different issues….1) proper notice prior to the first of the month in order to be enforceable2) of course the tenant has to pay rent for the time they occupy the property, it’s a ridiculous question…..even for the 15 days if they move out early as They would have been required to give proper notice.
