Princeton is great and you can purchase a new construction with this budget,Also I suggest looking farther north , there are great small towns such as Van Alstyne, Aubrey, Sherman, Gainesville, where you can purchase a new construction or  Duplex in your budget and pay less in property taxes.No one can tell you about appreciation but only evaluate.

Although, areas feeding the new Heritage HS are still selling under 30 days, at or above asking.I completely agree with Richard about Keller, North Richland Hills, HEB, and I would include Watauga as well.
