Being the current season in Michigan it is naturally more difficult to find a tenant so patience is the key right now until about March.You may try playing with the price also.  

I am sure you can tell, even by the nature of my question, how new I am to this.

What about natural gas?

Whether you want to deal with those terms is of course up to you; personally, I've done so regarding smaller portions of the rehab (some windows, granite, cabinets, things of that nature).

Due to the nature of these crimes and the fact that many times the money goes overseas, there is -0- chance of recovery.

The most important was to test the major systems: my property had a boiler room where all the copper was removed and the HVAC company didn't air test the lines so we found over 300+ leaks INSIDE the complex which naturally made for lots of drywall repair too. 

Most tenants will view "gifts" as a landlord returning a portion of their own money.Most landlords, in support of giving tenants presents, have little to no knowledge or understanding of human nature.

I can tell you for sure that #2 and #4 come natural to me... that is why I do more of that.
