My fear given what you described is so far... everything is verbal, you "discussed a number" but once that renovation is complete the expectation changes.

There are a lot of investors who are sitting on the sidelines right now due to fear.

At this point, we were literally scared and feared that if ABC Baltimore refused to buy back the house and then we would have to go through a long and expensive legal process.

Especially now where rates are so low and the fed looks to stop its program of buying mortgage backed securities in March, the fear of rising interest rates has hit us all.

I know a lot about buying multifamily RE, but haven't pushed through my fear quite yet (lost over $400k in the housing downturn).

I keep hearing the feds cannot raise interest rates for fear of busting the economy but as an architect I can see the current inflation needs to be curtailed. 

It seems like TK addresses all of my fears (selecting the correct market, handling the rehabs, selecting the correct PM, placing tenants, collecting payment, etc.)

You are taking his concern seriously and it is being investigated but meanwhile you don’t want anyone to live in fear for his health.
