This would be easier for one of you to get an Authorization To Release (form which you can probably find on the internet, or I can send you one) so that one of you can talk to the bank, get the payment history from them, and compare it to whatever checks or whatever you have from the owner.

I'm in Florida where you can evict people relatively quickly (3-4 weeks) and I take people with bad credit all the time, just no evictions or criminal history.

I would want to see years of stability and pay history and a complete lease file with full underwriting on every tenant.Since you are paying 200,000 all cash then it makes the deal less attractive.
