Most of the buildings are 10-20,000 sf that were single tenant (usually medical) thatwe repurpose by dividing into smaller space and condo out for the smaller companies.You are on the right path.  

Looking for a trustworthy skilled laborer, Spanish and English, has own vehicle and some tools.

I haven't done this yet, but am going to do this tomorrow if you guys think this is a good idea.My next step will be connecting with a Realtor, or another investor who's skilled at finding deals, and partnering with them.

You can get good deals on short sales if the negotiator is skilled.

Their influx of  money coupled with your skills can and will get you going.So, you have to outline your goals in terms of the areas you want to focus on and then advertise it to the community....you will be deluged with responses from the near 320,000 active BPers!

In hiring a foriegn working, you want to fully vet them, their English skills and you will need to provide clear instructions and supervision.

I see an increase in that skill as extremely valuable down the line.I don't expect to do 50 deals in a month, like the broker said, but I don't see how 300+ cards out in the community could hurt.Or, as a few of you said, is it really a moot point unless I can capture contact info. for future followup?
