Every hard money lender is different but I would check rates and see if a 3/1 ARM or a 5/1 ARM has better pricing and try and evaluate how many points and what are the hard costs.There are no good deals when your going hard money, its what results is the ROI.

Having that diversity of portfolio can be beneficial to understand the sector and match it to an investor.

As a result of this, it makes sense to spend more time understanding the lender that you are working with, and probably get some good recommendations from other investors or real estate professionals that you trust.Best,Michael

I've only done it once due to a slab leak resulting in no water and the remodel activity.

I have no way to guess how long it might be before the holdover case will result in eviction, if I end lease in 60-days.       

I've only done one kitchen with them, but I shopped around for prices and was pleased with the final result. 

I created a private lender packet detailing what we do, our experience and results, closing statements, everything and offered them 10% APR on anything they lent us, interest only payments made monthly.
