Bad on me.Here's how it played out:Purchased: March 2016 for $48kRenovation: $41k (for a mobile home ... crazy, I know)Holding Costs (park fees, mainly): $10kSales Costs: $9kFinancing Costs: $8kTotal Invested: $116kSold: November 2016 for $160kProfit (before the tax man calleth): $44kI don't have pictures handy, but we put quartz counters in the kitchen and bathrooms, laminate in all non-bedrooms, new shingles (roof was ok), lots of new subfloor, and all the typical cosmetics.

Updated:  in March we booked 29 days and blocked off 1 day for personal use  and grossed $3,612After ALL expenses the net income was $2,304My triditonal rentals make $500 and $450 a month  Yes we should raise our rate but we are waiting for the construction in the Duncan donuts  across the street to be completed.

(I never got why people would always ask me to wear my uniform to things when I was in, Now I get it....because that uniform represents so much to so many people and even though so many other people don't realize it, it represents the very freedoms they take for granted.)WE, REInvestorProfessor/RE360, are holding training fund raiser this (March 9th @5:30) Wednesday at my office/warehouse in conjunction with all the major Pittsburgh region real-estate groups, PREIA, ACRE, Westmorland REIA, etc....
