In March of this year, I started my own Brokerage and am as busy as ever.

Doing value added plays in B and C markets carries higher risk then doing it in the Bay Area. 

March 19 at 6:00 we are having an investors MeetUp at Pho Hoang My, 605 E.

Bad on me.Here's how it played out:Purchased: March 2016 for $48kRenovation: $41k (for a mobile home ... crazy, I know)Holding Costs (park fees, mainly): $10kSales Costs: $9kFinancing Costs: $8kTotal Invested: $116kSold: November 2016 for $160kProfit (before the tax man calleth): $44kI don't have pictures handy, but we put quartz counters in the kitchen and bathrooms, laminate in all non-bedrooms, new shingles (roof was ok), lots of new subfloor, and all the typical cosmetics.  

Updated:  in March we booked 29 days and blocked off 1 day for personal use  and grossed $3,612After ALL expenses the net income was $2,304My triditonal rentals make $500 and $450 a month  Yes we should raise our rate but we are waiting for the construction in the Duncan donuts  across the street to be completed.

The March 1 letter from Congress is a warning shot to HUD to clean up the market place.
