I also think it is a good idea to minimize your taxes now, while positioning yourself the best you can for the future (where everything is an unknown).It certainly would not be a bad thing to also use your retirement accounts to invest in real estate (as long as you are very careful to follow the rules- avoid self-dealing!).

I would ask the lender, but probably not most lenders want you to have skin in the game, even the seller takes on a lot of risk if you don't pay, because they would not be first loan position

I guess I was looking for reassurance that strategically increasing value through renovations is in fact the way to go.Now once I get to the position where its time to talk refi, when you say "a lender," would this be the lender I already have the home loan through, or is that someone I can shop around for?
