I’m looking to speak to agents that have listings anywhere that can meet these following requirements: A class/ B+ neighborhood, no rehabbing necessary or only cosmetic, price no more than $250,000, and landlord friendly states only.

I can't sell these houses at full price with a leaky roof so I'm going to have to replace them regardless. 

The current asking price of $440K for the new listing seems it's a bit of a stretch.

Did you pay a low enough price that if the house is not savable it will still be a good deal?

Bonus question: Is it best practice to offer at the asking price, even if you discover issues with the property?
