This is going to be a long-term rental and although I won't be living in it, I want my tenants to be safe and feel comfortable if I ever need to sell it so will be doing through extra diligence.

Sounds like any non interest bearing account would do as long as its a separate account for the security deposits.  

The combination is that high LTV financed RE is not only at an all time high but in terms of inflation adjusted cost is at greater than 40 year high.  

However, damage occurred anyway as a result of the nature of the work being performed.

Hi All -  long time reader first time poster.I am curious as to how other small/medium size MF investors are thinking about operating their portfolios as we head into the upcoming rate cut environment (however far in the future that may be). 

DST's have low returns like 5% and lots of fees, but other syndications like mortgage notes can earn up to 12% out of the gate with no record of failure, thus potentially offsetting that initial tax hit in the long run, but you have to do the math.
