If you buy in a great location, you can always get roommates or Airbnb (subject to local rules).

You might want to check out the area if you're interested in a quieter, more relaxing location.

That means both location and time.

This is my first post and I’m looking to acquire a 16 unit apartment complex in El Reno, Oklahoma.I‘m located in Seattle, WA so I‘ll need a very reputable and trust worthy professional property management firm.Any ideas on fees, I‘m thinking 7-8% of gross rents?

@Matt Shields ....Since the property is located in a heavily populated Military town, verification of a tenant's Military status is new  requirement of any summary ejectment.

Byron the lease duration; year, MTM etc seems very influenced by location.

And, in doing this, I traded out a property which was in a 100 year flood zone close to the ocean, for other properties which are in much less risky locations.

Location:  What type of tenants are you going to be having there? 

This may not be necessary depending on the age and location.
