I’m buying a primary home and all lenders pushing the 10 year fixed loan (variable after 10 years).

Our company routinely sets up 1031 exchanges on 24 hours' notice or less (it's not ideal, but it happens!).

You can definitely do this via a title company to record a mortgage on title

These are also income based loan so the debt to income (DTI) ratio has to work.

I work for the largest property management company in Central Ohio and can attest to the rental growth over the several years.

I did list it on Zillow for LTR and have received some interest, a lot of it from STR arbitrage companies.

We fully own the property, but an equity loan minimum is currently more than we qualify for, can't find a personal loan, all due to credit scores.
