Literally five minutes on Google and 10 minutes on the Secretary of State website and you are done.

The largest mortgage bank in the United States routinely advertises a rate with 2 discount points (hidden in the very small print) on top of 25% down for an owner occupant (also in the very small print), which is literally $10,000 in upfront fees on a $500k loan to get that rate they advertise. 

As such average rents were literally recession era which translates to 1985 rents.

(The office is literally 1 mile from theirs). 

I have a solid comparison since it’s in a triplex with two 2/2.5 and those units in literally the same location have had far less turn over.

Sometimes a good or bad neighborhood (low or high caprate can literally be different by blocks or sides of the same the street) The more you get into the details of the area you’re investing in the more you will be a success.  

I’m not specifically saying literally personally, but just as I do with my other business ventures, I hire people and then manage them and also pitch in, to run my operations.
