I started up an LLC a few months back, planning on building up a portfolio of rental properties over time, and I was wondering, could I write my home off in taxes (For business expenses) if my fiance lives with me, 'paying rent' (Both our incomes go to the same bank) and is there a way for her to lessen her tax burden by saying she is paying a certain amount each month to me as a 'land lord'?

She is honestly not someone we would have rented to if we'd had control over the situation (it's a long story, but we basically inherited her as a tenant upon closing).

The bathrooms are 30 years old, but the toilets work even if none of the kids that inherited the thing are up to scrubbing them to it presents well during showings to retail owner occupant buyers (anything that's a cheap fix, that wasn't done prior to listing, is GOOD news for you because it's going to scare off the nesting newlyweds that can/will offer a price based on emotion).
