I don't see how establishing a sole proprietorship offers business lines of credit that don't show on your personal report since a sole proprietorship is not a separate legal entity.

I am debating adding an actual rough offer into my letters, as I think sometimes calling or writing and essentially asking if they have considered selling almost always gets a no because the owner assumes you will lowball them, like most other investors. 

A lot of the new construction you are seeing is from the buyer spree in 2021 & 2022 where people were having to pay 160-170k+ for standard row homes in Point Breeze and Grays offered a much cheaper alternative close by.
