Hi Brandian, The way i see it the largest piece of the value chain in flipping homes is in being able to accurately estimate how much it will cost to fix a house and how much it is worth after it has been fixed (not leave money on the table).There are a lot of good RE agents out there that you can partner with, not sure how you see an RE licence being helpful if your intent is to be the person who is actually buying / fixing and selling these houses.

That said, pull out all the stops:- Create a professional prospectus - a glossy printed edition with big photos that are focused as much on the lifestyle as on the property- Create a single-property website that recreates and expands on the prospectus- Contact every developer you can find personally and get a copy in their hands via FedEx- Consider a catered developers open house / party event- Obviously, high end professional photos, video, 3D walkthrough- Serious paid advertising in the high end journals, Wall St Journal with a big budget- Broker tour for high end brokers- $10,000 bonus paid at closing for buyer's broker who brings the successful offer by [target date]- Top shelf home warranty- Consider something outrageous - include a new BMW 530i with the purchase if under contract by [target date] (roughly $60K)That's it - but I'm sure I'll wake up at 2 AM with more ideas...

There as positives and negatives for that, but if you want to qualify for a $100k loan (I haven't looked in a while but that was the largest they used to offer) you will need to have great credit and very strong income.Unless things have changed since I last looked, they are also repaid on 3-7 year terms that are fully amortizing so your monthly payment will be very high compared with a "normal" hard money loan, which is often interest only or on 20-30 year amortization schedules.
