I first focused on 10 of them.

I understand why there are more flippers, it's much more exciting, glamorous and the money appears quick and easy, and if you're located somewhere where real estate is expensive, it's the only rational choice... but that being said, rentals are our main focus!  

Any recommendations  on what we need to focus on for rental properties and/or referrals for contractors in the vicinity will be highly appreciated.

Can't say much on SFH because I'm more focused on MF.

I know moving forward as I learn more I want to focus on owning multi-family properties, but for now whichever is easier for beginners is my goal.

Try to look for focused groups as opposed to a general group that tries to be everything for everybody.

The idea is to focus on cash flowing multi family building in high density medium-lower income areas.
