, broken window, punched in cabinet door, etc.) all adding up to $1400 for repairs, cleaning, carpet cleaning, etc.The lawn was left in even worse condition with one area so overgrown that 3 estimates I have to clean only that area out were $1100, $1200, and $1800 respectively.My problem is that my management company is telling me that I would have to sue to get the extra money back and that I would *never* get a judge to approve so much even for landscaping (He is saying that I should only hope for a couple of hundred).

My idea is to do some construction and Re landscape the backyard, have the downstairs which we added bedrooms and a bathroom to upgraded, make some minor changes to the outside where we have a little mancave but my father put a bathroom in there as well and I was thinking to maybe make that a suite or its own mini apartment.

(as we've done before) As to Land Use: still need to verify but, our understanding is setbacks, yard space, landscaping and parking should remain the same (unless there are drastic changes should have enough room anyway), may need to sprinkler, if so, would want to rough in for future as well.

The deferred maintenance was significant- 3/4 of the roof needed replaced, the hallways were incredibly dirty, 3 vacant units that needed complete rehab, residents had anything from holes in their ceiling to faucets shut off because they were leaking so badly, landscaping overgrown and/or dead, and the entire building smelled like cigarettes and urine.
