Milind,Yes, your solution will work and is the right way to do the repair, just make sure you seal all the threads real good and test the joints with spray to make sure no gas is leaking out of them. you may want to test as many of the old joints that you can as well, just to make sure no gas is leaking out of them.

I understand the strategy and I like the idea of avoiding the costs associated with a double closing but it makes me nervous because my lender is saying he needs to be on my loan as a joint venture.

I do see instances where joint ventures may be up to 50/50 profit split but this is always discussed as expensive and out of the norm terms that you want to get away from as quickly as possible.

That's interesting Steve, what is not clear is the signature authority on any sub account or joint account, I suspect you have the ability to make withdrawls alone, if it requires both, the money could be hard to get to.While it's interesting, I wouldn't go there.
