Shopping for REI properties is not like going to the bigbox stores and picking items off the shelf. 

You bought a house with FHA and signed documents stating your intent to occupy for a full year, then come to the Internet and document that your plan was only 6 months.

You might be able to find a sample by doing an internet search.When in doubt, include more information than you think is necessary.

Peak seasons are shorter than beach rentals, management fees can be 40% instead of 10% (standard) or 20% in beach markets, and you have to now pay for cable, internet, etc. because short-term tenants expect that.

@Frank Sanchez, they are called "European floors" :-P.your 1,000 points question is when the paint you are using is going to cure.... please talk with your paint store... does it sticks to furniture items?

ON the flip side of this, you do need to understand that some "adjustments" between actual revenue and costs might occur before hitting the tax return....for example, if they have $5000 in internet and cell phones to operate the facility, you will need to believe them when they say they "wrap" that into the business....we all know it doesnt take that many cell phones to run a facility but if the IRS will allow it.....you get the idea.

Or is it a big box retail location that "feels" like a warehouse (think Costco or big furniture stores)?
