I've done some preliminary internet searching for a system but with the abundance of cheap technology out there am having a hard time determining a good stable solution. 

@Art Maydan   I am not the PC police but if you are planning on discriminating based on familial status I would not suggest putting it on the internet.  

Maybe in the old days you could find a few investors to fall for such a structure, but the the deal flow and knowledge that the internet provides should make it untenable. 

I have tried hunting down the phone numbers on the internet.
