The good thing is that you probably got a good deal and have at least a little bit of instant equity.This assumes no property appreciation, which is the safe way to compute it.As far as target returns, 17% for cash flow yield, and 22% for ROI are reasonable targets for properties in stable working-class neighborhoods in the "non-expensive" parts of the country, though it varies greatly by market what can realistically be achieved.
