We use the Investor package in most instances.

Its girl/boy scout-ish, but it is the best policy in most instances. 

Make a list of items that you would replace and head to the local home improvement store.

I am definitely in over my head when it comes to taxes.

Before my realtor listed it on the market, I presented to the tenants a letter of intent to sell my property to give them a heads up (top 2 levels and private basement apt rented to 2 diff tenants). 

The courts end up ruling that the bank did in fact foreclose properly in most cases but there are some instances where the judgement is in favor of the previous owner.
