Contact the local assessor for owner info, skip trace them, make an offer contingent on inspections.

M.I.P is willing to replace HVAC’s, roofs, windows, etc. when needed, but they will minimize the renovations based on the age of major items, etc.This house needed a new HVAC/condenser, but the roof and floors were in average condition.

I went to my local website to find the owner but it seems to be absentee owners. and do I still try to get foreclosure homes under contract for wholesaling or no. im currently on info over load.

The house was built in the early 70s so at that age foundation problems are likely.

I have been consuming all the great info from biggerpockets for 18months now but this is my very first post and I am excited to get insights, suggestions and particularly legal advice for my situation.I recently got laid off from a company that I had been with for 6.5yrs (since right out of college) and then within a month, they offered me another role which is outside US so I am very excited about the change and new experience.

@Brian Kraft depending on age I use 50% to 55% on total cost to gross rent that is my rough in number.
