Selling a Property alone or within an LLC Tax advantage or Disadv

@Dave Foster@Kristen Bouvier ScovilleI remember reading somewhere, probably here in BP, that it is BEST for the Buyer of the Property to NOT take the Property via the purchase of the LLC.The problem for the Buyer is that any pending or future Lawsuits that would be filed against the LLC can affect the new Owners of that LLC.This is all from memory so I don't know if this is 100% Correct.BUT... if it were me purchasing the Property, I think it's too risky as I would inherit any potential problems from the past history of the LLC, even if it has a good Credit History.Just curious what you think.

Just remember 2 things if you don’t remember anything else: ensure you manage the cash flow properly so “when” something major happens you won’t sweat it and 2nd don’t be afraid to think and of the work.

Remember your CapEx and Repairs are based on your gross rental numbers on the BP calculator, just because you are not paying rent doesn't mean you won't have your share of CapEx/Repairs for your unit.

I remember when I was renting, landlord left in the house a bottle of wine, basket with fresh fruits, and some good magazines/brochures about things to do/entertainment, shopping information, and all other good stuff in the area.
