If outdoor: open field or hoop houses? 

I have been working in this neighborhood for a while fixing up the historic homes and noticed another one of the houses needing work.

Thank you all for your help and suggestions From my experience managing STRs, I would also say that it's important to provide basic instructions for different things around the house (or in the bedrooms).

So in theory it can't be a LTR if we move out someday, but a lease naming a tenant as "manager" probably gets around that.I've thought a bunch about how to improve the property's cash flow, and there's lots of marketing and operational low-hanging fruit before we get to capital improvements. 

We do place this information in our marketing so we're transparent on expectations but that way if 2 of the 3 can financially qualify on their own and have good credit, the third may be a bit of a risk but at least the other 2 are in good standing.
