I personally don't consider punctuality the most important skill when working with someone, I prefer extensive knowledge and expertise who forgets to email me back than the vast majority of unskilled agents who immediately return my emails because they have nothing better to do.Just my thoughts.Adam

My clients can do extensive repairs looking for homes in Colorado Springs through Fountain. 

If there's a mortgage on the property, you may not be able to finish the subdivide, you may have to cash out the owner, in which case you can use private hard money at 12% make sure you have plenty of time for this like 1 year + an extension in writing (never verbal or you WILL get hosed), private lenders love to give out 6 month loans with the ability to foreclose really fast.

I recently found a listing which says:'Seller has purchased "Ground Lease Extension".'

I sent a one month extension form to extend the existing lease the extra month they requested.
