I'm seeking as much knowledge as I can possibly obtain :)Mainly I'm concerned with taking over the property and then getting in some issue with them like they actually have a lifetime lease and didn't tell me the truth, or are paying a lower rent then what they told the agent.

If so, that means 3 are seeking a profit, you, the owner and the fix up guy.You enter into agreements to control the property, putting money on the loan without control means you can lose the money.
