No specific knowledge/experience but based on my reading of Title III of the ADA, a couple things jump out to me that I'd consider: 1) the standard for 'removing barriers' in order to be ADA-compliant is whether doing so is 'readily achievable'.

Hello PA Real Estate Investors,I am looking for a title insurance company in the western PA suburbs. 

One scares off small sellers, and the other does not.There is one particular nugget in an MHP specific offer you should take away: mobile home titles. 

In April due to life circumstance I bought out my last remaining partner and now am a 100% shareholder but am in the process of dissolving the LLC and doing a quit claim deed to transfer title to my name.Question # 1 does a quit claim deed from a LLC to a personal holder of title affect the 1031 if it is done prior to closing (even though the quit claim deed was filed during escrow)I am trying to purchase a property with the "intent as a rental" though (in over 2 years) we may choose to do a "conversion" into a primary residence and definitely plan to keep the new property longer than 5 years.Question # 2 does the new 2018 tax law have any bearings on this plan.  

I have not been able to get any of these deals through title. 

What could her end game be?

You need to have your ducks in a row as far as funds, title serches, etc.

To my surprise the lawyer wants a 30 yr search on title rather than the one owner search.  

It is currently in limbo because we have NOT satisfied the title.

One time I sold a vacant piece of land without a title company.I typed my own Warranty Deed by copying the old one.
