Hi Wondering if anyone could share their knowledge of how easy it is to convert a single family property into a duplex - from a zoning perspective etc.

It got me thinking about different perspectives, which is a good thing.

The consequences are fascinating from a political and economic perspective, but not hugely relevant for regular US house flippers and investors.

Also, from a planning perspective, check to see if you can make loan payments should you leave the employer (you never know what life may throw at you) instead of having to pay it off to avoid paying taxes on the outstanding balance.

Ten years is still too fresh for that kind of irrationality, but I'm sensing a bit of it.  

And you may not have the money to pay them.From the lenders perspective they don't want to give you money until it is locked into the property via labor and material.

@Neerav PatelI'll break it down from my perspective given the facts presented.There was an issue with the mechanical system, but you addressed it quickly and resolved the issue.

You will be relieved once you add this.As far as fresh water, or hot water plumbing other than leaving faucets on low drip in really cold weather it's a gamble..
