I would also say if you are thinking of investing $50,000 or $100,000 with someone it is not a bad idea to fly out and go visit them - it doesn't need to be someone close to you geographically.Everyone has different options about how to find great sponsors.

Hard money lenders are usually quite a bit more casual that traditional lenders when it comes to accepting docs- but you'd have to ask them if that will fly.

You have fly-by-night agents recommending rough neighborhoods and properties; and frankly this can be self inflicted and is often just to meet an investors unrealistic expectations.OOS investors often run terrible properties, knowingly or un-knowingly.

I'm looking to start my investment adventure in Tucson, with the idea of moving back there some day in the future.My wife and I are flying to Tucson next week and will be in town Tuesday Jan 26 - Saturday Jan 30 to look at properties (and hopefully put in some offers) and while we are there we would love to meet up with any other investors while we are there.
