If the borrower fails to perform on their BK plan you can motion for relief to get the stay lifted. 

Then you will get the city code inspector will say there weren't any permits pulled to do the work and you can then go back to the seller and the seller's broker and say they failed to disclose that unpermited work was done to the house and get them to cover the costs.

Hopping to be able to refi on both properties rinse and repeat.This whole journey has been amazing and failing has been a beautiful accident that everyone SHOULD endure. 

I've always been taught that if you aim high enough, even if you fail you will still land somewhere far beyond what you originally believed you could.
