Being a first-time home buyer, I had my sights set on a SFR, as multis are near impossible to find in good school districts in this area.

I know that we are really targeting a specific type(s) of businesses/development within our TIF district (ie: trying to stay away from big box retail, chain restaurants, etc), so we're very selective when it comes to doling out abatements, etc.  

Ive been looking all over especially where i can find cap rates above 8% but to name a few ive been looking in st pete, st augustine, west tampa, clearwater, daytona beach and surrounding areas. im open to anything in a good school district and im looking for nicer buildings to rent to young families. ive also expanded my search to the carolinas. if anyone has any trusted sources in those areas any help would be greatly appreciated.

I wanted to ask all the Indiana folks what zips or sub-districts are you excited about, and why? 

With all the renovations and upgrades going on in the Rose District I feel that it would be great to invest in the areas surrounding main street.Just want to hear some opinions about the area and where you think it is going.

Mine is in also a historic district called Harrison West near the Short North.

Wernersville area is really growing as well which a lot of it is Wilson School District.  

@John Wooten first thing you should do is determine the current zoning district for the parcels.
