Will the Rehab that you have effectively done make up for a market correction thus allowing you to pull equity from the property to properly Repeat the process or do you just have to wait for the market to bounce back before you can refinance?

You will want to ensure that title is recorded properly to avoid title / probate problems in the future. 

Worst case take it out, you don't need it, you pay it back and the money you spent on closing and some interest really could be looked at as a payment towards ensuring security?

That might actually factor in that if they did leave and I raised the price, I might not get an immediate new tenant or one that I have properly qualified and liked. 

My agent had her general contractor come out and make the repairs including taking a look at the panel and changed out a couple breakers for proper sizing. 

You are responsible for ensuring that everything is put back in place, doors and windows locked and lights off.

For a proper LLC you need an Operating Agreement relating to real estate, you have to follow the rules to the "T", and you have to never make an error within your LLC like co-mingling.  

The smart ones who know what they are doing will have the proper reserves set but most do not.To me, it's more about time.
