If it's leased, you need to decide if you want to sell it now versus when it is vacant.Typically, you will get the highest price selling it to a buyer planning to live in it as they make emotional decisions - but it needs to be vacant for this.If you choose to sell it tenant-occupied, an investor is your only buyer and they SHOULD base what they will pay for it on their target ROI.

Quality > Quantity is the key hereI know guys with lots of doors who bought subpar stuff and they generally pay for it one way or the other (bad tenants, losing money on liquidations etc) because, more often than not, emotion (As Jon Kelly said, fame of a 1000 doors > 20 doors) gets in the wayBeing well capitalized (partners, LOCs etc) is great but what's even better is when you buy a deal with solid financials and fairly low, well-measured risk going into it

The other group of buyers that are really coming out ahead are the ones that are looking at the homes that the ibuyers are trying to get rid of because the ibuyers have no emotional attachment and once the house sits for a little bit they are just dropping prices and offering concessions that can't be beat.
