If you're not doing deals either as an investor or a broker, the costs have no return.With all that said, I made some dumb mistakes when I first got licensed because I thought the license meant I knew what I was doing or knew better than experienced agents.

When you reach a certain size, experience and expertise you’re able to eliminate personal guarantees.  

If you have to ask a generalized question about real estate investing then you probably aren’t knowledgeable enough to adequately evaluate, manage, or negotiate a property purchase.You’ll make many costly mistakes in your first few property investments.  

If you hold on, time can erase a lot of mistakes.
