I've been listening to the podcast, reading the books, and browsing the online threads for 2-3 years now, and I'm finally in a position to take my first major step towards owning my own investment property.Since stumbling upon the BiggerPockets podcast, I made it my goal to gain the education and save the capital required to invest in real estate.

Most people just take on tons of debt because they unconsciously enroll in college and are not educated on the impacts of taking on debt after they graduate.

May need to educate the tenant on ways to help make this possible (leaving doors to rooms open, usage of fans, etc).  

The sale triggered an alert and The Board of Education has filed a complaint against the County Auditor's tax value of the property for the last two years. 

After reading up on some of the local news stories and resources on this topic, I'm more convinced than ever that these are issues local investors, homeowners and politicians will need to educate themselves on and take action on quickly... 

I hear using cash is a big mistake, and you never want to use your 'own' money- but I would love some education on why!
