I would require to them to show me some plan to improve their credit, as I do want to sell the house.They have clean background and criminal checks, but their landlord reference had mixed reviews:No late payments the past 12 months, but there was an instance prior to that, but once she implemented a daily late fee, it stopped. 

I really think the success is due to a mix of location, newness of product, washer and dryer in unit and the uniqueness of the community. 

However we are trying to purchase a bank owned mix use property and the seller is being a royal pain.

A little admitted bias and I do not want to take anything away from Memphis as I own a large portfolio of homes there and continue to and TK provider in Little Rock, but Little Rock should be thrown in the mix too.  

A talented PM should be able to handle 150 single resident homes or 200 of mixed 1-4 door locations.

It is mixed use, and sits in a very popular main avenue.

I have found NREIG, but have seen mixed reviews so want to see other options before I blindly move forward with them.

My interest is in doing commercial real estate investing, mostly mixed unit or office buildings.

I have 4 acres zone mixed use resi.. all of us neighbors have put our properties on the market for 1 mil or more an acre.. which I think is wishful thinking to the max..
