I would like to use my VA Loan and use that as leverage to obtain a small multi family home, live in one unit to have the tenant(s) pay the mortgage , refinance after forced appreciation and then repeating but hopefully growing into commercial properties.

Most lenders will require that you have at least 10-15% of the purchase price to do a Rehab Loan (depending on your credit and experience), or at least 20% down in order to obtain a 30 year mortgage.
