I think pulling the money out and investing it is a great idea, especially with rates so low right now.Double digit cap rates are common in some areas...will get you double-digit yields absent appreciation or leverage.

The ones from the local hardware store are 7 to 10 dollars a pop and it is getting to be a drag buying them all the time.Also does anyone know how to hang the signs on vinyl siding without drilling holes in the siding and creating potential water leaks?

It is completely ineffective unless you are selling useless digital products (like e-books).

I agree Peter and tehrefore go for the double digit cap rates as I prefer the upsides.

It's just semantics.Plus when you see a GRM around 50-200 it's definitely monthly because annual GRM's around in the single digits to low twenties usually deending in area.Plus on residential appraisals for properties appraisers use monthly GRM too but like i mentioned above I have my own reasons I use monthly.

You don't need the most expensive ones from the hardware store.

The returns are low single digits.  

Pretty much all painting/flooring, keeping the wood cabinets because they're in decent shape, just going to paint them and throw some new hardware on them.
