To me it's the purchase and rehab for which I'd have to rely on photos/videos and other people. were it becomes difficult is the scope of the job in most instances.. your trying to do a 60k rehab for 25 to 30k to make your numbers work and there are not a lot of contractors that take on these small jobs.
