I have a difficult time understanding calculators developed by others, but if I am correct about what I see in the calculations, I would never invest $32,000 for a $50,000 profit at the end of 10 years.

I have a very busy job (which I love) and also busy family life and hence I think it will be difficult for me to manage/maintain more than 2 properties (or a maximum of 3 properties).

This is great, but financing is more difficult in an LLC, especially a brand new LLC.

Unless you somehow documented the break while the old tenants moved out it's going to be difficult to prove fault.

Make sure you check out the past projects of any craftsman you are considering.....installing banisters is a really difficult task even for good carpenters.

@Thomas Don also I agree that banks will start lending on this more freely in the future it is very difficult to use this income right now for a conventional loan product and it is a problem

I would like to hear some of your opinions as well, both Portland and Tampa are great real estate markets so it difficult to choose.

So, Raleigh is a great market, and a difficult one to get into for beginner investors that don’t wish to pay market level rates on properties.
