I am in SoCal so that in of itself is another reason I am patient. 

My preferred market doesn’t have that great a cash flow but I’m building solid equity and have found some great deals by being patient, paying attention to the market and not just buying to be buying but being a little bit picky because I know the better deals do come along if you’re willing to spend a little more time looking for them.

I think it can benefit a lot of folks but they need to be ready to act, with the time to work it and patient.  

Third, be patient in waiting for a good deal but be ready to act fast when it comes. 

I would be patient and hold on to your cash.

This primarily occurred in NY, NJ and PA where the homes were REQUIRED by state government to accept infected patients.

It takes time, be patient!

I would have the home owner (administrator) call the Medicaid claims department and tell them the patient has died and that the home has no equity.

Having said that I think being patient and persistent is essential to get a great on-market property.
