Is it possible to have any additional, unqualified applicants sign a lease and collect a months rent and security deposit from each additional person?

@Sam Adcock  Agree with above posts, I open an account at a local bank near the place, and have the tenants deposit it directly.

Also if there are problems in many instances the seller could fix them versus dropping the priceNot sure about the offer but you need to be careful also not to lose your deposit.
