That is what I’ve been seeing so far- what other way do you recommend for filtering through 100s of properties before doing a full analysis on specific ones. 

Or sometimes I'll ask about what list they bought that had the specific property they're asking about.  

I have dealt with all 3 directly & indirectly for several years, so you'd need to be a little more specific on what you're wondering for me to assist more.

If we didn't have restrictions regarding schools or the specific neighborhoods where we want to live, we could go further away from Raleigh and explore other options.

And specifically on REI what do you all think about using something like Rent to Retirement until I get more free time.

So work with a lender.Unless there is a specific issue (you mention “situation,” but not sure what that is) with your financials, any residential lender can originate the usual conforming loans
