I did however finally take the first step and contact a great connection & agent who's in the midst of helping me find the first property.A big part of this post is to express my gratitude to all the consistent posters, hosts (Josh and Brandon), and all the amazing guests that have devoted their time to create such a supportive community and have been so unbelievably inspiring and knowledgeable.

Always wise to engage with other members of the community to get a feel for the best course of action.

Call around to small community banks, you might get a bunch of "no's" but eventually you'll find one that will lend to you.

Im going to fund this flip with money i got through refinancing the first rental im excited for this opportunity to share my experience with you all and i know i will learn alot from talking with the people in this community thank you

After some research, it seems, there is nothing illegal about it, as long as there is not active knocking/engaging with the home owner, as well as staying away from communities whos HOA has a no trespassing signI get them all the time at my house, but they are usually for restaurants, which isn't offensive at all, which is why people probably won't complain and much as "I would like to help you sell your house if your house, etc"If anyone has any advice or knowledge about possible fines associated with this it would be much appreciated.

They sold their company “in good faith” and their reputation in the community is being tarnished.

I got a contract for a 2 mobile homes in a mobile home community. 

That research and innovation has and continues to drive the startup community and to attract venture capital dollars from all over the country.

Plus this is a smal community and I don’t want to damage my reputation.
