From there, we will use the equity in our primary to buy more after were more established.Use the full 800k to buy the primary, then when were settled, use home equity for rentals.House hacking isn't much of an option.FHA is possible though were on only one income for now.To round things off, I will be graduating in Feb with a BA in computer science and no debt.

Because if she's not on title, she can be a first time homebuyers/owner-occupant for any home she wants to buy, and take advantage of the preferential interest rates for owner occupants.Another factor is that if both are on the loan, they will both be liable for the entire debt, and it will hurt them going forward because of debt to income ratio if they want to buy more properties.He can always give her a life estate in the unlikely event of his death if it's an inheritance issue.

I really would love something that can help us establish what we made from x property, what we need to pay for the debt service and expenses for the month, and automatically distributes the positive cashflow into our accounts or something of that nature to make things more automated and organized.Does anyone use something like this?

My understanding is you can get a DCRS loan at 1.2 - 1.25 debt service coverage.Assuming the property is currently being used for short term rentals:What is stopping me from acquiring a property having less than this debt service coverage (1.2-1.25), and then immediately refinancing up to 1.2-1.25 and getting principle back out?

LLCs typically get portfolio loans which are often short term 15-20 year variable rate loans and you will be expected to personally guarantee the loan as well even though the LLC will own the debt.
