.  :-)Seriously, he sold his company, has more cash than he knows what to do with, and wants to build a set of condos for he and all his friends to live in (the "Urban Cul-de-Sac" as he calls it).  

Now you could have paid 30k for a home in KC, Memphis, Indy, virtually any of the soup de jour cash flow towns.. same time frame same price points.

Does it make sense, as far as asset/personal protection goes, to set up a Delaware LLC operating in Ohio (or any other state for that matter)?

For Bob this is bordering on a religious conviction that cap rates should be used only in the way he deems appropriate and us lessor mortals have no right to even spell the words on the forum.

The overview : 1) Location is in a small town (under 10,000) on the border to Black Hills and all the tourist attractions.  2) Property is commercial zoned, sits on a corner and also borders a river and one of the main highways into town, and could be used as a small RV park (has been in the past).
