It's a revolving door,, If you choose to do this rent by the room, you will need to put a room number on each private room so if you ever have to file a eviction the room is designated,, I would suggest the electronic key pad type lock for main entry and one for each private room so easy to change codes.

Right now in phase of researching areas.One of my research area is Wilmington DE , because of lower entry cost and taxes.It seems like one can also find deals in 20K's in area while rent is around $600-$800.Is there any specific areas that is good or bad for rental properties?

Most provide an inbound-lead email address that dumps the emailed data into your database and then based on certain rules can automatically email them, text them, notify you or your team, etc.I don't remember the stats off the top of my head but for online lead conversion, you've got to contact that person within minutes.
